Wingspan Development Group presents updated development plan for Plainfield property

A developer wants to build 48 single-family homes on this site on 127th Street in the Village of Plainfield | Village of Plainfield

Wingspan Development Group has submitted a revised site plan to the Village of Plainfield for a proposed 48-lot single-family development at the intersection of 127th Street and 248th Avenue. The proposal will be reviewed during a Committee of the Whole workshop on Monday, October 14.

According to a report by the Village of Plainfield staff, the 11.5-acre property is currently zoned R-1. The new Comprehensive Plan designates its future land use as multi-family with a density exceeding 15 units per acre. The applicant seeks to have it rezoned to Traditional Neighborhood (TN), which permits smaller homes on smaller lots.

The staff is seeking guidance from the Committee of the Whole regarding support for TN zoning at this location, as said in the agenda packet's staff report. They will inquire if the board is amenable to the elevations depicted in the applicant's proposal and whether the proposed density or residential unit count aligns with what the Village Board might endorse.

The report indicates that each of the 48 lots will have minimum dimensions of 50 by 120 feet and a minimum lot area of 6,000 square feet. A sample home plan includes a two-story unit featuring three bedrooms, two-and-a-half bathrooms, and totaling 2,123 square feet.

Access to the development would be provided via right-turn-only access off 127th Street, with an additional connection through The Children's Courtyard of Plainfield access drive off 248th Avenue. The traffic study referenced in the staff report suggests that this residential development would generate relatively low traffic volumes.

The next meeting of the Village Board is scheduled for October 21, as indicated on a meeting schedule prepared by Village Clerk Michelle Gibas available on the village's website. The subsequent Committee of the Whole Workshop is slated for October 28.
